Noer, husband and wife, as joint tenants with right of <br />survivorship, and not as tenants in common, and unto their heirs, successors and <br />assigns, a right -of -way or easement over, along and across all of said driveway and the <br />northerly one -half ( of the garage. <br />And William E. Noer and Janet L. Noer, husband and wife, as joint tenants with <br />right of survivorship, and not as tenants in common, do hereby give, grant and covey <br />unto Carroll J. Blessing and unto her heirs, successors and assigns, a right -of -way or <br />easement over, along and across all of said driveway and the southerly one -half ('/2) of <br />the garage. <br />The joint driveway and garage easement thus created shall be for the joint use of <br />the parties hereto and for their heirs, successors and assigns. Neither party hereto, their <br />heirs, successors or assigns, shall so use or leave any vehicle, or anything else on said <br />driveway so as to prevent the free and uninterrupted use of said driveway and garage <br />by the other party for the purpose for which the joint driveway and garage easement <br />was created. <br />Each of the parties hereto, their heirs, successors or assigns, shall bear one -half <br />( %) of the cost of maintaining said driveway in a reasonably good condition, and such <br />cost of maintenance shall include reconstruction. Both parties agree to maintain and <br />repair their one -half ('/2) of the garage in a reasonably good condition at their own <br />expense. Both parties agree to carry fire and extended coverage insurance and in the <br />event the garage shall be partially or totally destroyed by fire or other casualty or loss <br />insured under such insurance, so as to become partially or totally unusable, the same <br />shall be repaired as speedily as possible and each party shall pay the cost of such <br />
