Stat. 76 -201) To -wit: <br />A portion of Lot Seven (7) and a portion of Lot Eight (8), in Section 30, Township 9 North, <br />Range 12, West of the 6 P.M., Hall County, Nebraska, more particularly described as <br />follows: <br />Commencing at the Northeast corner of Section 31, hereby known as point of beginning; <br />thence West 1,467 feet; thence North 395 feet; thence West 66 feet; thence North 208 feet; <br />thence East 1,533 feet along the shoreline to a point about 565 feet North of the point of <br />beginning; thence South to the point of beginning. This is not to include any properties of <br />Lot 15 AND EXCEPT part of Lot 8, Section 30, Township 9 North, Range 12, West of the <br />6th P.M., Hall County, Nebraska, which parcel is 125 feet east to West by 174 feet north to <br />south and located in the extreme southeast corner of said Section 30 and said Lot 8. <br />GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that <br />GRANTOR: <br />1.) is lawfully seised of such real estate and that it is free from encumbrances subject to <br />easements, reservations, covenants, and restrictions of record; <br />2.) has legal power and lawful authority to convey the same; <br />3.) warrants and will defend the title to the real estate against the lawful claims of all <br />persons. <br />
