<br /> This instrument,made this 12th day of December, 2013,between Eric H. Lindquist,a
<br /> member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br /> "Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br /> May 29, 2007 as Instrument No. 0200704366 in the office of the Register of Deeds of Hall
<br /> County,Nebraska,and Federal National Mortgage Association,hereinafter called"Grantee".
<br /> WHEREAS, on September 24, 2013, Grantor, executed a Notice of Default pursuant
<br /> to which notice was given to Roger Alvarado, an unmarried man, Trustor, under that certain
<br /> Deed of Trust recorded on May 29, 2007 as Instrument No. 0200704366 in the office of the
<br /> Register of Deeds of Hall County,Nebraska,covering that certain premises described as:
<br /> Lot Ten (10), Block Ninety (90), Wheeler and Bennett's Fourth Addition
<br /> to the City of Grand Island, Hall County,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred, and
<br /> setting forth the nature of such breach and of his election to sell or cause to be sold such
<br /> property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br /> the Register of Deeds of Hall County, Nebraska, on September 25, 2013, as Instrument No.
<br /> 201307816.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb.Rev. Stat. §76-1008.
<br /> Subsequent thereto,beginning on October 30,2013,Grantor caused to be published in
<br /> The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br /> Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br /> stating that the described property would be sold at public auction to the highest bidder for
<br /> cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br /> 1st & Locust Street, Grand Island, Hall County, Nebraska at 10:00 AM on December 12,
<br /> 2013. Publication of such notice was made for five consecutive weeks on October 30, 2013,
<br /> November 6, 2013, November 13, 2013, November 20, 2013 and November 27, 2013, the
<br /> last publication being at least ten(10) days but not more than thirty(30) days prior to the date
<br /> of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br /> entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br /> §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did
<br /> at the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at
<br /> public auction, and did sell the same to EverBank for the sum of $87,629.55, it being the
<br /> highest bidder therefor. EverBank has assigned all of its right,title and interest in such bid to
<br /> Grantee.
