<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed October
<br />25, 2012, by JUAN M NAVARRO GUERRERO, a single person as Trustor, in which MORTGAGE
<br />ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for CharterWest National Bank
<br />was named as Beneficiary and U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION, as
<br />Trustee, and which was filed for record on October 26, 2012, as Instrument No. 2012 -09031 in the office of
<br />the Register of Deeds for Hall County, Nebraska. Said Deed of Trust was assigned by the original
<br />Beneficiary, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for
<br />Charter West National Bank to U.S. BANK NATIONAL ASSOCIATION, by virtue of an Assignment
<br />dated August 27, 2013 and filed for record on August 30, 2013, as Instrument No. 2013 -07121 in the office
<br />of the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES has been appointed as
<br />Successor Trustee, replacing U.S. BANK TRUST COMPANY, NATIONAL ASSOCIATION. Said
<br />Deed of Trust conveys property legally described as follows:
<br />LOT THREE (3), BLOCK ONE HUNDRED FOUR (104) IN RAILROAD ADDITION
<br />TO THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustor is hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable
<br />pursuant to Nebraska statute § 76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust
<br />property to satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76 -1012.
