<br />YOU ARE HEREBY GIVEN NOTICE OF DEFAULT under a Deed of Trust executed May
<br />19, 2011, by IVAN H WOODARD and CHERYL D WOODARD, husband and wife, Trustors, in
<br />which MORTGAGE ELECTRONIC REGISTRATION SYSTEMS, INC., as nominee for
<br />CharterWest National Bank was named as Beneficiary and U.S. BANK TRUST COMPANY,
<br />NATIONAL ASSOCIATION as Trustee, and which was filed for record on May 19, 2011, as Instrument
<br />No. 02011 -03792 in the office of the Register of Deeds for Hall County, Nebraska. Said Deed of Trust was
<br />assigned by the original Beneficiary, MORTGAGE ELECTRONIC REGISTRATION SYSTEMS,
<br />INC., as nominee for CharterWest National Bank to U.S. BANK NATIONAL ASSOCIATION, by
<br />virtue of an Assignment dated May 30, 2013 and filed for record on June 10, 2013, as Instrument No.
<br />2013 -04521 in the office of the Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES
<br />has been appointed as Successor Trustee, replacing U.S. BANK TRUST COMPANY, NATIONAL
<br />ASSOCIATION. Said Deed of Trust conveys property legally described as follows:
<br />LOT EIGHT (8), BLOCK SIX (6) OF WIEBE'S ADDITION TO THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />Said default under the terms of the Deed of Trust has occurred by virtue of the non - payment of the
<br />installment payments due under the Deed of Trust. In addition, Trustors are hereby liable to the Successor
<br />Trustee, GREGORY L. GALLES, for all fees and costs associated with this default and recoverable
<br />pursuant to Nebraska statute § 76 -1012.
<br />By virtue of said default, Successor Trustee has determined to sell or cause to be sold the trust property to
<br />satisfy the obligation referred to above.
<br />The default may be cured within one (1) month of the filing of this Notice, and the obligation and
<br />Deed of Trust may be thereby reinstated as provided in § 76 -1012.
