In addition, no Owner or other Person shall change the grade or <br />elevation of a Lot in any manner that would obstruct, interfere with, or change the direction or <br />flow of water required by any applicable drainage plans for the Property. <br />4.18 Garages. <br />Garages shall be used for parking vehicles and storage only and shall not be used or <br />converted for living or recreational activities. The interior of all garages shall be maintained and <br />kept in a neat, clean, and sightly condition, free of debris or unsightly objects. Garage doors <br />shall be kept closed except when the opening of the door is necessary to permit ingress or egress. <br />4.19 Rooftop HVAC Equipment Prohibited. <br />No heating, ventilating, air conditioning, or evaporative cooling units or equipment <br />related thereto may be mounted, installed, or maintained on the roof of any Residence or other <br />building so as to be Visible from Neighboring Property. <br />4.20 Playground Equipment; Basketball Backboards. <br />Jungle gyms, swing sets, playhouses, and other children's playground equipment will be <br />permitted in the backyards of Lots, provided such equipment is maintained in good condition and <br />repair and cannot be readily seen from the street. Basketball backboards and hoops are permitted <br />on the front driveway of each Lot. <br />Plans for play structures and similar recreational equipment must be submitted to the <br />DRC for approval. This is not to eliminate play structures, but to consider privacy issues for <br />adjacent neighbors and to assure the aesthetic appeal. <br />The maximum height that will be considered for approval of swing sets is ten feet (10'). <br />The maximum height for any deck or platform is four feet (4') above ground level. <br />The play structure may be placed no closer than five feet (5') to any Lot line. When <br />considering plan approval, the DRC will consider the appearance, height, and proximity to <br />neighboring property. Submittals must include a picture or brochure of the structure, total <br />dimensions, materials, and a plot map or drawing indicating the proposed location and its <br />proximity to adjacent Lot lines. <br />4.21 Screening Materials. <br />All screening materials, whether fences, hedges, or walls, on the Lots shall be maintained <br />and replaced from time to time by the Owners thereof in accordance with the original <br />construction of such Improvements by the Declarant or a Designated Builder or as approved by <br />the DRC pursuant to Article 3. <br />4.22 Lights. <br />Except as initially installed by the Declarant or a Designated Builder, no spotlights, <br />floodlights, or other high - intensity lighting shall be placed or utilized upon any Lot that in any <br />Page 30 of 68 <br />201309222 <br />
