<br /> Lender is authodzed to collect and apply the insurance proceeds at Lender's option either to restoration or repair of

<br /> the Propeny and shall comply with the provisions of any lease if this Deed of Trust is on a leasehold. If this Aeed of
<br /> ' Trust is on a unit fn a condominium or a plamied unit development, Borrower sh�ll perform all of Bonower's
<br /> � obligations under the declaration or covenants creating or goveming the condominium or planned unit development,
<br /> the by-laws and regulations of the condominium or planned unit development,and constituent documents.
<br />� ' 7.Protectton ot Lender's Security.If Borrower fails to perform the covenants and agreemeats contalned in this
<br /> . Dced of Trust, or if any action or proceeding is commenced which materially affects I.ender's interest in the
<br /> Propercy, then Lender. at Lender's option, upon notice to Borrower, may make such appearances, disburse such
<br /> sums, including reuonable attomcys' fees, and cake such action as is necessary to protect Lender's interest. If
<br /> Lender required mongage insurance as a condition of making the loan securcd by this Deed of Trus[. Horrower sliall
<br /> pay the premiums requ►red to muintain such insurance in effect until such time as the requiremeitt far such insurance
