<br />KNOW ALL MEN BY THESE PRESENTS that GREGORY L. GALLES, is the
<br />Successor Trustee under a Deed of Trust made and entered into on or about March 17, 2006, by and
<br />between HUGO FERREYRA VIEYRA A/K/A HUGO FERREYRA and LAURA FERREYRA,
<br />husband and wife, Trustors, and U.S. BANK TRUST COMPANY, NA, , Trustee, HOME
<br />FEDERAL SAVINGS AND LOAN ASSN OF GRAND ISLAND, Beneficiary. Said Deed of
<br />Trust was recorded on March 22, 2006, as Instrument No. 2006 -02447 of the Mortgage Records of
<br />Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of an Assignment dated
<br />March 17, 2006 to U.S. BANK NATIONAL ASSOCIATION, and which was filed for record on
<br />May 2, 2006, as Instrument No. 2006 -03900 of the Mortgage Records of Hall County, Nebraska.
<br />GREGORY L. GALLES was appointed Successor Trustee by virtue of a Substitution of Trustee
<br />dated April 22, 2013, and recorded June 24, 2013 as Instrument No. 2013 -04991 in the Office of the
<br />Register of Deeds for Hall County, Nebraska. GREGORY L. GALLES, Grantor, in consideration
<br />of the sum of Eighty Thousand Forty-One and 39/100 Dollars ($80,041.39) and other good and
<br />valuable consideration received from U.S. BANK NATIONAL ASSOCIATION, does hereby
<br />grant, bargain, sell, convey and confirm unto U.S. BANK NATIONAL ASSOCIATION,
<br />(hereinafter "Grantee" where appropriate), the following - described real property in Hall County,
<br />Nebraska, to wit:
<br />THE EAST FIFTY (E50) FEET OF FRACTIONAL LOT TWO (2), IN BLOCK ONE
<br />HUNDRED THIRTY EIGHT (138), IN UNION PACIFIC RAILWAY COMPANY'S
<br />SECOND ADDITION AND ITS COMPLEMENT: FRACTIONAL LOT TWO (2), 1N
<br />BLOCK THREE (3), OF RUSSEL WHEELER'S ADDITION, ALL IN THE CITY OF
<br />GRAND ISLAND, HALL COUNTY, NEBRASKA.
<br />to have and to hold the above - described premises together with all tenements, hereditaments and
<br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever.
<br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns:
<br />1. That HUGO FERREYRA VIEYRA A/K/A HUGO FERREYRA and LAURA
<br />FERREYRA, as Trustors, failed to pay to Beneficiary payments which were contractually
<br />due, and the Grantor, at the request of the Beneficiary, elected to declare the entire unpaid
<br />principal balance, together with interest thereon at once immediately due and payable.
<br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on June 24, 2013, as
<br />Instrument No. 2013 -04992 in the Office of the Register of Deeds of Hall County, Nebraska.
<br />A copy of said Notice of Default was thereafter mailed to all parties entitled to notice,
<br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska.
<br />3. That the Trustors failed to cure the default referenced in the Notice of Default within 30 days
<br />after filing of the Notice of Default.
<br />4. That a Notice of Trustee's Sale was filed by Grantor on August 2, 2013, as Instrument No.
<br />2013 -06232 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said
<br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice
