<br />JOINT TENANCY WARRANTY DEED
<br />AND EASEMENT
<br />ROBERT P. SORENSEN and GERALDINE G. SORENSEN, Husband and Wife, herein called the Grantor
<br />whether one or more, in consideration as a gift, receipt of which is hereby acknowledged, received from Grantee,
<br />does grant, bargain, sell, convey and confirm unto RUSSELL D. HENDRICKSON and MAURA K.
<br />HENDRICKSON, Husband and Wife, as joint tenants with rights of survivorship, herein called the Grantee whether
<br />one or more, the following described real property in Hall County, Nebraska:
<br />A tract of land comprising a part of the Southwest Quarter (SW'/4) of Section Six (6), Township
<br />Nine (9) North, Range Twelve (12) West of the 6 P.M., in Hall County, Nebraska, more
<br />particularly described as follows: Beginning at the northwest corner of said Southwest Quarter
<br />(SW1/4); thence running southerly on the west line of said Southwest Quarter (SW1/2), on an
<br />Assumed Bearing of S 00° 17' 09" E, a distance of Thirty One and Fifty Hundredths (31.50) feet;
<br />thence running S 89° 54' 39" E, a distance of Two Hundred Ninety Seven and Fifty Two
<br />Hundredths (297.52) feet, to the ACTUAL Point of Beginning; thence continuing S 89° 54' 39" E,
<br />a distance of Two Hundred Seventy (270.00) feet; thence running S 00° 05' 21" W, a distance of
<br />Ninety (90.00) feet; thence running N 89° 54' 39" W, a distance of Two Hundred Seventy (270.00)
<br />feet thence running N 00° 05' 21" E, a distance of Ninety (90.00) feet, to the ACTUAL Point of
<br />Beginning and containing 0.558 acres more or less.
<br />Together with an easement for ingress and egress described as follows: A tract of land consisting
<br />of a Thirty Five (35.00) foot wide Access Easement which lies Seventeen and Fifty Hundredths
<br />(17.50) feet either side of the following described centerline and is located in a part of the
<br />Southwest Quarter (SW1/4) of Section Six (6), Township Nine (9) North, Range Twelve (12) West
<br />of the 6 P.M., in Hall County, Nebraska, said centerline being more particularly described as
<br />follows: Beginning at the northwest corner of said Southwest Quarter (SW1/4); thence running
<br />easterly on the north line of said Southwest Quarter (SW1/4), on an Assumed Bearing of S 89° 54'
<br />39" E, a distance of Thirty Three (33.00) feet; thence running S 00° 17' 09" E, a distance of Thirty
<br />Four (34) feet, to the ACTUAL Point of Beginning; thence running S 89° 54' 39" E, a distance of
<br />Two Hundred Sixty Four and Fifty One Hundredths (264.51) feet, to the Point of Termination and
<br />containing 0.223 acres (9258 Sq. Ft.) more or less.
<br />Said easement to run with and be for the benefit of the real property conveyed hereunder and
<br />described above.
<br />To have and to hold the above described premises together with all tenements, hereditaments and
<br />appurtenances thereto belonging unto the Grantee and to Grantee's heirs and assigns forever.
<br />And the Grantor does hereby covenant with the Grantee and with Grantee's heirs and assigns that Grantor is
<br />lawfully seized of said premises; that they are free from encumbrances except easements and restrictive covenants of
<br />record; that Grantor has good right and lawful authority to convey the same; and that Grantor warrants and will
<br />defend the title to said premises against the lawful claims of all persons whomsoever.
