<br /> TRUSTEE'S DEED
<br /> This instrument, made this 5th day of September, 2012,between Eric H. Lindquist, a member
<br /> of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br /> power of sale contained in that certain Deed of Trust recorded on March 26, 2004 as Instrument No.
<br /> 0200402927 in the office of the Register of Deeds of Hall County,Nebraska, and the Secretary of the
<br /> Department of Housing and Urban Development,hereinafter called"Grantee".
<br /> WHEREAS, on June 8, 2012, Grantor, executed a Notice of Default pursuant to
<br /> which notice was given to Remedios Magana, a single person, Trustor, under that certain
<br /> Deed of Trust recorded on March 26, 2004 as Instrument No. 0200402927 in the office of the
<br /> Register of Deeds of Hall County,Nebraska, covering that certain premises described as:
<br /> The East One-Half(E1/2) of Lot Three(3), in Block Two (2), in Hann's Second
<br /> Addition to the City of Grand Island,Hall County,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred,and setting forth
<br /> the nature of such breach and of his election to sell or cause to be sold such property to satisfy the
<br /> obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall
<br /> County,Nebraska,on June 18,2012,as Instrument No. 201204849.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br /> Subsequent thereto, beginning on July 26, 2012, Grantor caused to be published in the
<br /> Grand Island Independent, a newspaper having a general circulation in Hall County,
<br /> Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br /> stating that the described property would be sold at public auction to the highest bidder for
<br /> cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br /> 1st & Locust Street, Grand Island, Hall County, Nebraska at 10:00 AM on September 4,
<br /> 2012. Publication of such notice was made for five consecutive weeks on July 26, 2012,
<br /> August 2, 2012, August 9, 2012, August 16, 2012 and August 23, 2012, the last publication
<br /> being at least ten(10)days but not more than thirty(30)days prior to the date of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled
<br /> to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did
<br /> at the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at
<br /> public auction, and did sell the same to SunTrust Mortgage, Inc. for the sum of$62,136.25, it
<br /> being the highest bidder therefor. SunTrust Mortgage, Inc. has assigned all of its right, title
<br /> and interest in such bid to Grantee.
<br /> NOW, THEREFORE, in consideration of the premises and of the sum of$62,136.25
<br /> so bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br /> successors and assigns forever, all the estate, right, title and interest of which the said
<br /> Remedios Magana, a single person, and his successors in interest, were seized or possessed at
