GALLES, is the <br />Successor Trustee under a Deed of Trust made and entered into on or about August 3, 2010, by and <br />between SAAD A. ALHASSNONI, a single person, Trustor, and U.S. BANK TRUST <br />COMPANY, NATIONAL ASSOCIATION, Trustee, MORTGAGE ELECTRONIC <br />REGISTRATION SYSTEMS, INC., as nominee for CharterWest National Bank, Beneficiary. <br />Said Deed of Trust was recorded on August 4, 2010, as Instrument No. 2010 -05479 of the Mortgage <br />Records of Hall County, Nebraska. Said Deed of Trust having been assigned by virtue of an <br />Assignment dated September 5, 2012 to U.S. BANK NATIONAL ASSOCIATION, and which was <br />filed for record on September 14, 212, as Instrument No. 2012 -07657 of the Mortgage Records of <br />Hall County, Nebraska. GREGORY L. GALLES was appointed Successor Trustee by virtue of a <br />Substitution of Trustee dated September 26, 2012, and recorded October 5, 2012 as Instrument No. <br />2012 -08319 in the Office of the Register of Deeds for Hall County, Nebraska. GREGORY L. <br />GALLES, Grantor, in consideration of the sum of Thirty -Nine Thousand One Hundred and 00 /100 <br />Dollars ($39,100.00) and other good and valuable consideration received from U.S. BANK <br />NATIONAL ASSOCIATION, does hereby grant, bargain, sell, convey and confirm unto U.S. <br />BANK NATIONAL ASSOCIATION, (hereinafter "Grantee" where appropriate), the following - <br />described real property in Hall County, Nebraska, to wit: <br />LOT FOUR (4), IN BLOCK FIVE (5), GILBERT'S ADDITION TO THE CITY OF <br />GRAND ISLAND, HALL COUNTY, NEBRASKA. <br />to have and to hold the above - described premises together with all tenements, hereditaments and <br />appurtenances thereunto belonging unto the Grantee and to Grantee's successors and assigns forever. <br />Grantor does hereby covenant with Grantee and Grantee's successors and assigns: <br />1. That SAAD ALHASSNONI, as Trustor, failed to pay to Beneficiary payments which were <br />contractually due, and the Grantor, at the request of the Beneficiary, elected to declare the <br />entire unpaid principal balance, together with interest thereon at once immediately due and <br />payable. <br />2. That a Notice of Default as required by § 76 -1006 was filed by Grantor on October 5, 2012, <br />as Instrument No. 2012 -08322 in the Office of the Register of Deeds of Hall County, <br />Nebraska. A copy of said Notice of Default was thereafter mailed to all parties entitled to <br />notice, pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S. Nebraska. <br />3, That the Trustor failed to cure the default referenced in the Notice of Default within 30 days <br />after filing of the Notice of Default. <br />4. That a Notice of Trustee's Sale was filed by Grantor on May 20, 2013, as Instrument No. <br />2013 -03990 in the Office of the Register of Deeds of Hall County, Nebraska. A copy of said <br />Notice of the time and place of the sale was thereafter mailed to all parties entitled to notice <br />pursuant to said Deed of Trust and in compliance with § 76 -1008, R.R.S.
