<br />MODIFICATION OF DEED OF TRUST
<br />THIS MODIFICATION OF DEED OF TRUST dated April 29, 2013, is made and executed
<br />between THE GUARANTEE GROUP, L.L.C., A NEBRASKA LIMITED LIABILITY COMPANY
<br />( "Trustor ") and Exchange Bank, whose address is Allen Drive Branch, 1204 Allen Dr, PO Box
<br />5793, Grand Island, NE 68802 ( "Lender ").
<br />DEED OF TRUST. Lender and Trustor have entered into a Deed of Trust dated January 22, 2013 (the "Deed of Trust ")
<br />which has been recorded in HALL County, State of Nebraska, as follows:
<br />Filed January 24, 2013, Instrument #201300588.
<br />REAL PROPERTY DESCRIPTION. The Deed of Trust covers the following described real property located in HALL
<br />County, State of Nebraska:
<br />A tract of land comprising a part of the Southeast Quarter (SE1 /4), of Section One (1), Township Eleven (1 1)
<br />North, Range Twelve (12) West of the 6th. P.M., in the City of Grand Island, Hall County, Nebraska, more
<br />particularly described as follows:
<br />Beginning at the southeast corner of said Southeast Quarter (SE1 /4); thence running northerly on the east line of
<br />said Southeast Quarter (SE1 /4), a distance of Three Hundred Thirty (330.0) feet; thence running westerly parallel
<br />with the south line of said Southeast Quarter (SE1 /4), a distance of Two Hundred Sixty Four (264.0) feet; thence
<br />running southerly parallel with the east line of said Southeast Quarter (SE1 /4), a distance of Three Hundred Thirty
<br />(330.0) feet, to a point on the south line of said Southeast Quarter (SE1 /4►; thence running easterly on the south
<br />line of said Southeast Quarter (SE1 /4 ►,a distance of Two Hundred Sixth Four (264.0) feet, to the point of
<br />beginning. EXCEPTING THEREFROM the westerly Forty Five (45- 0).feet.of the northerly. One Hundred (100.0) feet
<br />of said tract, and that portion deeded to the City of Grand Island, Hall County, Nebraska and recorded in the Hall
<br />County Register of Deeds Office as Document No. 83- 003893 and Document No. 0200610539.

<br />MODIFICATION. Lender and Trustor hereby modify the Deed of Trust as follows:

<br />Range Ten (10) West of the 6th. P.M., in the City of Grand Island, Hall County, Nebraska, more particularly
<br />described as follows:
<br />Beginning at the southeast corner of said Southeast Quarter (SE1 /4); thence running northerly on the east line of
<br />said Southeast Quarter (SE1 /4), a distance of Three Hundred Thirty (330.0) feet; thence running westerly parallel
<br />with the south line of said Southeast Quarter (SE1 /4), a distance of Two Hundred Sixty Four (264.0) feet; thence
<br />running southerly parallel with the east line of said Southeast Quarter (SE1 /4), a distance of Three Hundred Thirty

<br />CONTINUING VALIDITY. Except as expressly modified above, the terms of the original Deed of Trust shall remain
<br />unchanged and in full force and effect. Consent by Lender to this Modification does not waive Lender's right to require
<br />strict performance of the Deed of Trust as changed above nor obligate Lender to make any future modifications.
<br />Nothing in this Modification shall constitute a satisfaction of the promissory note or other credit agreement secured by
<br />the Deed of Trust (the "Note "). It is the intention of Lender to retain as liable all parties to the Deed of Trust and all
<br />parties, makers and endorsers to the Note, including accommodation parties, unless a party is expressly released by
<br />Lender in writing. Any maker or endorser, including accommodation makers, shall not be released by virtue of this
<br />Modification. If any person who signed the original Deed of Trust does not sign this Modification, then all persons
<br />signing below acknowledge that this Modification is given conditionally, based on the representation to Lender that the
<br />non - signing person consents to the changes and provisions of this Modification or otherwise will not be released by it.
<br />This waiver applies not only to any initial extension or modification, but also to all such subsequent actions.
<br />TRUSTOR ACKNOWLEDGES HAVING READ ALL THE PROVISIONS OF THIS MODIFICATION OF DEED OF TRUST AND
<br />TRUSTOR AGREES TO ITS TERMS. THIS MODIFICATION OP DEED OP TRUST IS DATED APRIL 29, 2013.
