her husband, Willard B. Pope, conveying such property to the <br />Purchasers, as joint tenants and not as tenants in common, free <br />and clear of encumbrances except as herein stated, and further, <br />such deed to be subject to any encumbrances or liens incurred <br />or permitted thereon by the Purchasers, and the Vendors hereby <br />specifically authorize and empower such Escrow Agent to deliver <br />such Warranty Deed and abstract to the Purchasers, their assgns, <br />the survivor of them or the heirs and assigns of the survivor <br />of them, upon the payment in full of the purchase price, interest <br />and advances, if any, by the Vendor for taxes or insurance. The <br />Vendor further agrees to pay for the required Federal Documentary <br />Stamps at the time of the delivery of such deed. <br />The Purchasers, jointly and severally, agree that they will <br />pay to the Vendor the total sum of Thirty -six Thousand Dollars <br />($36,000.00) together wish interest thereon as hereinbefore pro- <br />vided, and will paf all taxes and assessments that will accrue <br />or be levied upon such property, subsequent to the taxes for <br />the year, 1963, and that they will keep the buildings located <br />on such real property insured against loss and will carry fire <br />and extended coverage insurance on such buildings for at least <br />the sum of Eight Thousand Dollars (38,000.00), loss, if any, <br />to be payable to the parties hereto as their interest may be <br />at the time of such loss. The Purchasers further agree that <br />they will not commit, permit or suffer any waste to the property <br />and that they will keep and maintain the same in good condition <br />and repair. That they shall not and will not permit any claims <br />or liens to be levied against such property, or any lien to be <br />attached thereto by reason of any repaire or improvements made <br />thereon. <br />It is understood and agreed that all payments on this <br />contract, except the payment made at the time of the signing <br />hereof shall be made to the Vendor through the Escrow Agent, <br />the Grand Island Trust Company, Grand Island, Nebraska, and <br />-3- <br />
