a7 <br />t y <br />bhLLERS AGREE to give possession of the premises* to the`tsuyers on or before Dec- <br />ember 21st. 1962, and that buyers shall be entitled to remain in possession provided <br />they have fulfilled the convenants of the conditions covering this contract. rail13re <br />of Sellers to give possession to Buyers by December 21st. 1962, shall make this <br />contract null and void and down payment returned to Buyers. <br />SELLERS AGREE that the property described in this contract shall be in the same <br />general condition, as to physical structures and repairs, at the time possession <br />is given to the Buyers as is now found at the time and pate of this contract. <br />BUYERS AGREE to procure insurance on the above premises as of the date of possession <br />in a minimum sum of three thousand Dollars ( X3000.00 ), with a loss payable clause <br />thereon in favor df the Sellers as their interest may appear from tune to time <br />under the terms of this contract. <br />-)LLLERS AGREE to pay the 1962 general taxes and all prior years general taxes. <br />Buyers agree to assume the general taxes for all subsequent years, <br />the parties hereto agree that in the event two successive payments are not paid <br />promptly when due hereunder, to procure the insurance herein required, or pay the <br />special and general taxes as the same become due, that the tellers, at their option, <br />may declare the entire balance due and unpaid and payable forthwith, in which event <br />it shall draw interest at 8 h from date when so declared due until paid, and that <br />thay may without waiving any other remedies either at law or in equity, proceed <br />immediately for a strict foreclosure of this contract. thereafter the Buyers agree <br />to give peaceable possession of the premises to the Bellers, and oellers shall be <br />dntitled to retain all payments made hereunder as liquidating damages, and as rent <br />for the use of said premises• <br />the parties hereto further agree that this contract shall not be assignable with <br />out the consent of the oellers. t$e oellers, however, agree that they will not <br />arbitrarily withhold their consent. Ln the event the Buyers assign they interest <br />without the consent of the oellers, the entire amount of the contract shall immed- <br />iately fall due and become payable forthwith, and draw interest at 87o per annum <br />from said date until paid. i <br />
