CONTRACT OF SALE <br />THIS AGREEMENT, made and entered into thig 20th, day of November, 1962, by and <br />between Fred i, auorton and Pnna uo morton, husband and w3.fe, and each in their <br />own right, residing at 1203 west aohn atreet, uran4 .stand, aebraska, hereinafter <br />called :.he oellers, and vaneral, r,, narris, ounior, and bonnie Lou iiarris, husband <br />and wife, as ,joint tenants with right of survivorship,' and not as tenants in common, <br />hereinafter called buyers. <br />w#.TNESSETH, the oellers hereby agree to sell, and the buyers hereby agree to pur- <br />chase the following described real estate, to -wit. <br />All of Lots fifth seven (57) and nifty ,sight (58) in Belmont <br />Addition to the city of urand .island, hall kounty, vebraska, <br />commonly known as 60$ lyorth l.arey. <br />together with all appurtenances thereto appertaining, all for the total purchase <br />price of Three thousand rive hundred collars 03500.00 ); rive hundred vollars <br />(9500.00) down upon execution of this agreement, receipt of which is hereby acknow- <br />leriged, and the balance of three thousand L)ollars ( x3000.00 1 payable under an <br />amortilati.on plan as follows. <br />93000,00 with interest thereon at the rate of six percent ( 6pi <br />per annam from cecember 21st. 1962, payable in monthly installments <br />of zP55.00 per month) commencing with the first installment on or <br />before January 21st. 1963, and 05.00 on or before the 21st. day of <br />each month thereafter until the remaining balance with interest is <br />paid in full, ( said installment to be applied first in payment of <br />interest computed monthly on the unpaid principal balances and the <br />remainder of each payment to be applied on the principal 1. <br />buyers shall have an option to make additional principal payments <br />in any sum on any snstallment date. <br />oELLER3 AGREE that upon payment of the above purchase price in full, with interest, <br />ind'the preformonce of the other covenants herein contained on the part of the buyers, <br />that the aellers will convey to the buyers the allove described premises by warranty <br />deed. oellers agree to deliver to the buyers an abstract of title to the above <br />premises at such time when not more than rour hundred collars ( p400.00) renains to <br />be paid hereunder. oaid abstract of title shall reflect the oellers title to be <br />marketable, free and clear of all liens and encumbrances, except as to the conditions <br />hhrein contained, to be preformed by the buyers, and except easements of record <br />and sack encuunbrances as may have been placed thereon by the buyers with all taxes <br />including the taxes for the year 1962 shown paid in full* the buyers shall have a <br />reasonable time within which to have said abstract of title examined and oellers <br />shall have a reasonable time thereafter within which to correct any defects which <br />may render title not marketable. Duyers agree that any improvements made on the <br />premises shall be made on the buyers expense, and any liens arising therefrom the <br />oellers will not be responsible. ' <br />
