z� <br />r <br />Section 3 Advances In the event of any breach hereof by <br />Travelodge which Travelodge fails to cure within thirty days after <br />t <br />notice, Lessor may cure such breach for the account and at the expense <br />oP'Travelodge, Any sum or sums so paid by Lessor with interest thereon <br />at the rate of six per cent per annum, from date of payment shall be <br />deemed to be additional rent hereunder and shall be due from Travelodge <br />to Lessor on the tenth day of the month following payment. <br />Section 4 Rights and Remedies Cumulative, The various rights <br />and remedies accorded to or reserved by either Party shall not be con- <br />sidered as exclusive of any other right or remedy. Failure to insist <br />upon strict performance on one occasion shall not be deemed a waiver of <br />the right to require strict performance on another <br />Section 5 Special Option to Terminate Travelodge may sur- <br />render possession of the premises to Lessor and,thereby be relieved of <br />all future liability under this lease at any time subsequent to W the <br />first six lease years or (ii) the payment of one -half (1 /2) of the princi- <br />pal and interest required under the terms of the mortgage, whichever last <br />occurs In the event Travelodge surrenders the premises as above pro- <br />vided, it shall execute a quit claim deed, quit claiming the premises to <br />Lessor and skull discharge any encumbrances required to be paid by Trave- <br />lodge excluding the remaining one -half (1/2) of the principal sum and <br />interest of the mortgage under this lease which are liens against the <br />prtemises <br />I <br />ARTICLE,XI <br />SURRENDER OF POSSESSION <br />Section 1 Surrender At the expiration of the tenancy <br />(whether by lapse of time or otherwise) Travelodge shall surrender the <br />premises in good condition and repair, reasonable wear and tear and loss <br />by fire or other unaboidable casualty excepted <br />Section 2 Removal of Travelodge's Property After the ex- <br />piration of the tenancy (whether by lapse of time or otherwise) Trave- <br />lod�E Inay remove its furnishings and such other of its property on the <br />p.er5 -3s can be remaved without damage to the structural part of the <br />r <br />bu�Iding Any damage occasioned by such removal shall be repaired at' <br />TralelodgeIs expense, <br />J <br />i - 12 <br />1 <br />
