Lessor may enter upon the premises <br />at reasonable times to deteini.ne if Travelodge is complyirg with the <br />provisions of this paragraph. If Travelodge fails to commence repairsi <br />within thirty days after written demand or adequately to complete such <br />repairs within e reasonaole time tnereafter, Lessor may cause such re- <br />pairs to be made and add tre cost thereof to tre rext month's fixed <br />rent. The amount to be so added to fixed rent shall not exceed the <br />reasonable value of the repairs <br />Section 3 Alterations. Travelodge may not make altera- <br />tions or additions to tre premises or any ccntract therefore for a sum <br />In excess of six months' fixel rent witrout (I) suomittirg the plans <br />and specifications for the proposal to Lessor, and (11) securing Les- <br />sor's written consent. Lesser alteratiors or additions mal be made <br />without Lessor's consent. All altera'�iors or additions to the premises <br />shall, be at the expense of Travelodge <br />ARTICLE It <br />INDEMNITY, INSURANCE AND TAXES <br />Section 1. Indemnity. Travelodge shall indemnify and save <br />Lessor harmless against any and all claims of third parties, damage <br />and expenses arising from or incident to the ousxness conducted by <br />Travelodge in or "about the premises, or from any act or negligence of <br />Travelodge and its agents, employees, contracting invitees, licensees a <br />or other persons with or without aVthority of Travelodge in enterirg <br />upon or performing any act relating to the leased premises If any <br />such claim or action is brought against Lessor, Travelodge shall assume <br />3 <br />the defense thereof. <br />Travelodge shall pay and discharge any mechanics', material - <br />men's or other liens against the premises or Lessor's interest therein <br />claimed in respect to labor, services, materials, supplies or equip- <br />ment furnished or alleged to have been furnished to or upon the request <br />of Travelodge, Travelodge may contest any lien claim upon furnishing <br />_ '7 _ <br />
