The value of all of the real property in the estate of JOSEPH R. BERAN, Deceased, wherever located, less liens and encumbrances, which is subject to probate proceedings, does not exceed $30,000.00. (An undivided one -fourth interest in said real property legally described as: Lot Thirteen (13), Block Two (2), Island Acres Number 2, in the City of Grand Island, Hall County, Nebraska.) 2. Thirty days have elapsed since the death of the Decedent. A certified or authenticated copy of the decedent's death certificate is attached to this Affidavit. 3. No application or petition for the appointment of a Personal Representative is pending or has been granted in any jurisdiction. 4. Pursuant to Neb. Rev. Stat. § 30- 24,129, Affiant is entitled to the real property as she is the spouse of the decedent and by reason of devise under the Last Will and Testament of Joseph R. Beran. Affiant has made an investigation and has been unable to determine any subsequent will. No other person has a right to the interest of the decedent in the described property 5. Affiant is the spouse of the decedent and the value of the entire estate of the decedent is $26,500.00. 6. The information and statements in the Affidavit are true and material.
