<br /> H. ASSIGhMENT OF RENTS; APPUYNTMENT OF EtECEIYER; LENDER IN POS.SESSION.
<br /> Borrower absolutcly and unconditianally assigns and transfers tu Lender all the rents and revenues("Rents")af
<br /> tho Property, rcgurdless oF to whom the Rents of the Property are payable. Borrower authorizes L.endrr or
<br /> Lender's agents ta collect the Rents,and agrees that each tennnt of the Property shall puy the Rents to L.ender or
<br /> Ixnder's agents.However,Borrower shall recsive the Rents until(i)Lxnder has given Borrower notice of default
<br /> pursuant to paragrapl�21 of U�e Secudty Instrumcnt and(ii)Lender has glven notia to the tenant(s)that the Rents
<br /> are to bc pa�d to Lender or Lender's agent. This assignment of Rents constitutes an absolutc assignment and not
<br /> an assignment for additional security only.
<br /> If Ixnder gtves notice of breach to Borrower:(i)ull Rents received by Borrawer shall be hetd by Banower
<br /> as trustee for the benefit of Lender only.to be upplied to tlic sums secured by the Secudty Inst�iment;(ii)I.ender
<br /> shall be entitled to coUect and receive aU of the Rents of the Property;(iii)Borrower ugoees thnt each tenent of the
<br /> Property shall pay all Rents due and unpaid to L.ender or Lendcr's agents upon Lender's written demand ta the
<br /> tenant; (iv) unless applicable law provides otherwise. all Rents collecteil by[.ender or L,cndcr's agents shull be
<br /> applied first to the costs of taking eontrol of and managing the Property and collecting the RenGc, ineluding.but
<br /> nat limited to, attorneys' fees, receiver's fee.s, premiums on receiver's bonds. repair and maintenance costs.
<br /> insurance premiums, taxes,assessments and other charges on the P►•operty. and then to the sums secured by the
<br /> Security Instrument;(v) Lender,l.ender's agents or any judicially appointed receiver shall be liable to account for
<br /> only those Rents actually received; and (vi) I.ender shall be entitled ta have a receiver appointed to take
<br /> possession of und manage the Property and collect the Rents und profits derivod from the Property without any
<br /> showing as to the inadequacy of the Property as security.

<br /> Lender's agents or a judicially appointed receiver,may do so at any time when a dofault occurs.My application
<br /> of Itents shall not cure or waive uny default or invalidate any uther right or remody of I.ender.'I'his essignment of
<br /> Rents of the Properry shall terminate when all the sums secured by the Securiry Instrument are paid in full.
