Space Above Line For Recording Data SUBORDINATION AGREEMENT This Agreement made this 17 day of April, 2013, between Centris Federal Credit Union, its successors and /or assigns, ( "Lender ") and Centris Federal Credit Union, ( "Credit Union "). WHEREAS, Centris Federal Credit Union is the beneficiary under a Deed of Trust/Mortgage dated July 11, 2003 and recorded July 17, 2003 at Instrument # 2003- 09105 in Mortgage Records of Hall County, Nebraska to secure a loan in the original principal amount of ($10,000.00) to James A Coover & Peggy T Coover, a husband and wife, ("Borrower(s)") and covering the following described real estate: LOT ONE AND THE NORTH HALF OF LOT TWO, BLOCK TWO, THIRD ADDITION TO CAIRO, HALL COUNTY, NEBRASKA. WHEREAS, Lender proposes to make a loan to Borrowers not to exceed the principal amount of $60,000.00, dated April 9, 2013 and recorded April 15, 2013 in Instrument # 2013 -02989 in the records of Hall County to be secured by a first mortgage or trust deed upon real estate covered by the Deed of Trust/Mortgage of Credit Union and described as above, and, WHEREAS, Lender has requested Credit Union and Credit Union has agreed to subordinate the lien of its trust deed to the mortgage of trust deed to be taken by Lender, NOW, THEREFORE, in consideration of the premises the parties agree as follows: Credit Union hereby expressly subordinates the lien of the above described trust deed to the lien of any mortgage or deed taken by Lender from Borrowers and declares the lien of the trust deed to be junior and inferior to the lien of Lender upon the lands described therein; provided, however, that the subordination of the Mortgage of Credit Union shall not apply or be effective as to any amounts, exclusive of interest, in excess of $60,000.00 secured by the mortgage or trust deed of Lender.
