Grantee of a. Warranty Deed and Abstract of Title showing Grantor <br />to'be the owner of a good and sufficient marketable title, free <br />of liens and taxes, and simultaneous therewith, Grantee shall <br />deliver to Grantor payment of the balance of the purchase price. <br />Grantor is given the option of providing a title insurance policy <br />in lieu of an Abstract of Title.
