201302389 <br />OMB Approval No. 2502 -0598 <br />(Exp. 04/30/2014) <br />(3) Subdivisions (3) (b)(1) and (2) of this subsection shall not limit or determine <br />the priority of optional future advances as against construction liens governed by <br />section 52 -139. <br />(4) The reduction to zero or elimination of the obligation evidenced by any of the <br />transfers in trust authorized by this section shall not invalidate the operation of this <br />section as to any future advances unless a notice or release to the contrary is filed for <br />record as provided by law. All right, title, interest, and claim in and to the trust property <br />acquired by the trustor or his or her successors in interest subsequent to the execution <br />of the trust deed shall inure to the trustee as security for the obligation or obligations for <br />which the trust property is conveyed in like manner as if acquired before execution of <br />the trust deed. <br />50. RECONVEYANCE. Upon payment of the Indebtedness, Lender shall <br />request Trustee to reconvey the Mortgaged Property and shall surrender this Instrument <br />and the Note to Trustee. Trustee shall reconvey the Mortgaged Property without <br />warranty to the person or persons legally entitled thereto. Such person or persons shall <br />pay Trustee's reasonable costs incurred in so reconveying the Mortgaged Property. <br />51. SUBSTITUTE TRUSTEE. Lender, at Lender's option, may from time to <br />time remove Trustee and appoint a successor trustee to any Trustee appointed under <br />this Instrument by an instrument recorded in the county in which this Instrument is <br />recorded.
