(12) Resident Green Education <br />Ongoing. In addition, a minimum total of four hours per year of continuing education in any of the <br />above 12 topics is required. <br />Delivery Methods <br />All training must be delivered by a provider accepted by OAHP. The initial and ongoing training <br />can be instructor -led classes, training seminars, association or industry training sessions, college or <br />university courses, or other widely - recognized training or any combination of these. OAHP requires <br />a majority of the training be completed through classroom instruction where the participant can <br />engage and interact with their peers and other professionals. Property managers can use online <br />courses to supplement the classroom instruction. <br />Property owners /managers may contract with accepted providers to deliver training to the on -site <br />staff, on -site lead maintenance person, or their direct supervisor. <br />Allowable Property Expenses <br />OAHP will underwrite an estimated cost for this training and credential, and ongoing continuing <br />education, including an assumption of some staff turnover, as an eligible property expense, as <br />follows: <br />First Year $6,000 (initial certification) <br />($5,000 in rehab escrow and $1,000 in projected operating expenses) <br />Every Other Year $1,000 (continuing education) <br />(all in projected operating expenses) <br />The training funded through the rehab escrow is a Green Significant Addition and subject to the 3% <br />owner contribution. The underwritten expense line item is an eligible property expense only to the <br />extent that it is utilized to train and educate an individual directly responsible for management and/or <br />maintenance of the subject property, and directly responsible for implementation of the Green <br />Operations & Maintenance Plan required of owners receiving the incentives offered under the Green <br />Initiative. <br />Property owners / managers should be diligent in pursuing cost - efficient training options. <br />Staff Turnover <br />Version 4, November 2010 <br />W4MUseAgmtRevised for Green Initiative (October 2011) <br />D -7 <br />201302388 <br />If the person with the green property management training or certification leaves the property <br />owner's /manager's employ, the owner has up to 180 days to replace the person with a person who <br />meets the requirements (or train another employee to the required 16 -hour level) and provide <br />evidence to OAHP. The training expenses associated with certifying subsequent staff are not eligible <br />property expenses beyond the $1,000 budgeted line item, and the balance of those costs must be paid <br />from the owner's funds (presumably from the increased Incentive Performance Fee). <br />The OAHP Green Team will review, approve and oversee compliance. <br />FRENCH vuAGE <br />
