(i) <br />EXHIBIT D <br />OWNER'S GREEN COMMITMENTS <br />201302388 <br />1. GREEN INITIATIVE; DEFINITIONS. The Owner and the Secretary acknowledge that <br />the Owner has elected to participate in the M2M Green Initiative, pursuant to which the Owner has <br />Green Commitments (as such term is hereinafter defined) to rehabilitate and operate the property in <br />a manner that minimizes utility usage, reduces impact on the environment, and furthers occupant <br />health. <br />(a) "Green Component" A "Green Component" is one that is not mandated by <br />applicable codes or ordinances and has one or more of the following attributes, when <br />compared with the comparable component that would normally be used by owners of similar <br />properties in the same market area who have not made a Green Commitment: <br />M2M(. eAgrrtRevsed for Green hitiative (October 2011) D - 1 <br />Materially lower electric / heating fuel / water consumption. <br />(ii) Materially lower emissions of chemicals thought to be harmful to <br />humans. <br />(iii) Materially longer useful life. <br />(iv) Materially more biodegradable. <br />(v) Materially more easily recycled. <br />(vi) Materially lower use of raw materials /materially more recycled <br />content. <br />(b) "Green Rehabilitation" "Green Rehabilitation" is rehabilitation that <br />conforms to the Green Commitments generally, and that has adopted Green Operation and <br />practices for managing construction debris that are considered less harmful to the <br />environment <br />(c) "Green Operation" "Green Operation" is operation that conforms to the <br />Green Commitments generally, that uses Green Components where prudent and appropriate <br />for operations and replacements, and that uses materially lower use of chemicals thought to <br />be harmful to humans for cleaning and maintenance. <br />(d) "Green Commitments" The "Green Commitments" are the commitments of <br />the Owner documented herein. <br />FRBVChi VLLAGE <br />
