<br />of estate planning, convey the following described real estate (as defined in Neb. Rev. Stat. 76 -201):
<br />The South Half of the South Half of the Southwest Quarter (SYiS'/2SW /a) of
<br />Section Twenty -one (21), Township Nine (9) North, Range Twelve (12) West of
<br />the 6 P.M., Hall County, Nebraska, EXCEPTING a tract of land more
<br />particularly described in Deed Book 164, Page 63; EXCEPTING a tract of land
<br />more particularly described in Deed Book 174, Page 649 and EXCEPTING a
<br />tract of land more particularly described in Deed recorded as Document No. 79-
<br />007352;
<br />Parts of Lots Two (2), Three (3) and Four (4) Island, in Section Twenty -eight
<br />(28), Township Nine (9) North, Range Twelve (12) West of the 6 P.M., in Hall
<br />County, Nebraska, more particularly described as follows: Commencing at the
<br />Northwest corner of said Section 28, being the northwest corner of Lot 4 above
<br />described, and running thence South 503 feet to a point on the west line of said
<br />Section 28; thence East parallel with the north line of said Section 28, 931 feet;
<br />thence North parallel with the west line of said Section 28 to the north line of
<br />said Section; thence West along said line to the point of beginning, also being

<br />Range Twelve (12) West of the 6 P.M., Hall County, Nebraska;
<br />to the following GRANTEES:
<br />Melissa D. Codner, Trustee of the Wain L. Codner and Dixie L. Codner
<br />Irrevocable Trust dated March 22, 2013; reserving, however, equal life estates in
<br />the GRANTORS, Wain L. Codner and Dixie L. Codner, said life tenants to have
<br />and to hold the same for and during the term of their joint lifetimes, and upon the
<br />death of either one of them, then to the survivor, to have and to hold the same for and
<br />during the term of the survivor's lifetime.
<br />GRANTORS covenant (jointly and severally, if more than one) with GRANTEE that
