<br /> but not limited to, any and all mineral rights of the Grantor; LESS AND EXCEPT THEREFROM

<br /> Southeasterly deflecting 90° 01' 59" right,a distance of 16.00 feet; thence Easterly deflecting 45°
<br /> 07' 12" left, a distance of 11.11 feet;thence Northeasterly deflecting 44° 54'48" left, a distance of
