The centerline of the twenty (20.0) foot wide easement and right -of- <br />way being more particularly described as follows: <br />Commencing at Southeast corner of Lot Two (2) Riffel Subdivision; thence <br />northerly along the westerly line of Lot Two (2) said Riffel Subdivision, a <br />distance of seventy five (75.0) feet to the ACTUAL Point of Beginning; thence <br />deflecting right 32 °28'07" and running in a northeasterly direction, a distance of <br />one hundred sixty two (162.0) feet to the point of termination.
