<br /> TRUSTEE'S DEED
<br /> This instrument,made this 29'h day of June,2012,between Eric H.Lindquist,a member of
<br /> the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br /> power of sale contained in that certain Deed of Trust recorded on February 1,2007 as Instrument No.
<br /> 0200700834 in the office of the Register of Deeds of Hall County,Nebraska,and the Secretary of the
<br /> Department of Housing and Urban Development,hereinafter called"Grantee".
<br /> WHEREAS,on April 6,2012,Grantor,executed a Notice of Default pursuant to which notice
<br /> was given to Charles M.Reeser and Kristen K.Reeser,husband and wife,Trustors,under that certain
<br /> Deed of Trust recorded on February 1, 2007 as Instrument No. 0200700834 in the office of the
<br /> Register of Deeds of Hall County,Nebraska,covering that certain premises described as:
<br /> LOTS SIX(6)AND SEVEN(7),IN BLOCK TWENTY-SEVEN(27),RUSSEL
<br /> WHEELER'S ADDITION TO THE CITY OF GRAND ISLAND, HALL
<br /> COUNTY,NEBRASKA,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred,and setting forth
<br /> the nature of such breach and of his election to sell or cause to be sold such property to satisfy the
<br /> obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of Hall
<br /> County,Nebraska,on April 11,2012,as Instrument No.201202844.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb.Rev.Stat.§76-1008.
<br /> Subsequent thereto,beginning on May 15,2012,Grantor caused to be published in the Grand
<br /> Island Independent,a newspaper having a general circulation in Hall County,Nebraska,a Notice of
<br /> Trustee's Sale setting forth a description of the property to be sold and stating that the described
<br /> property would be sold at public auction to the highest bidder for cash or certified or cashier's check,at
<br /> the lower level lobby of the Hall County Courthouse, 1st&Locust Street,Grand Island,Hall County,
<br /> Nebraska at 10:00 AM on June 28,2012. Publication of such notice was made for five consecutive
<br /> weeks on May 15, 2012, May 22, 2012, May 29, 2012, June 5, 2012 and June 12, 2012, the last
<br /> publication being at least ten(10)days but not more than thirty(30)days prior to the date of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled
<br /> to notice pursuant to said Deed of Trust and in compliance with Neb.Rev.Stat.§76-1008.
<br /> Pursuant to said Notice of Trustee's Sale,John McDermott, attorney for Grantor, did at the
<br /> time and place mentioned in said Notice of Trustee's Sale,offer said property for sale at public auction,
<br /> and did sell the same to Flagstar Bank,FSB for the sum of$105,248.82,it being the highest bidder
<br /> therefor. Flagstar Bank,FSB has assigned all of its right,title and interest in such bid to Grantee.
<br /> NOW,THEREFORE,in consideration of the premises and of the sum of$105,248.82 so bid
<br /> and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
<br /> assigns forever,all the estate,right,title and interest of which the said Charles M.Reeser and Kristen
<br /> K.Reeser,husband and wife,and their successors in interest,were seized or possessed at the time said
<br /> Deed of Trust was given,or at any time thereafter,in and to the premises sold as aforesaid,to-wit:
