The Trustor is GABS, L.L.C., a <br />Nebraska limited liability company, a /k/a Borrower. The Trustee is Bruce L. Hart, a <br />member of the Nebraska State Bar Association. The Beneficiary is KAY L. ROBBINS, <br />TOD or Transfer on Death to TRUST B of THE KAY ROBBINS TRUST, under <br />Revocable Trust Agreement dated November 11, 2006, as amended, a /k/a Lender. <br />Beneficiary's address is c/o Kay Robbins, 404 Wyandotte Street, Grand Island, NE <br />68801. Borrower irrevocably conveys to Trustee, in Trust, with power of sale, the <br />following: <br />Unit 732, Replat of Unit 101, Crane Valley #2 Condominium Property <br />Regime, in the City of Grand Island, Hall County, Nebraska, <br />together with all the rents and profits therefrom and subject to easements and <br />restrictions of record, if any. <br />Borrower owes Lender $335,000.00, evidenced by Borrower's note of even date, <br />payable according to the terms thereof. <br />This security instrument secures to Lender the debt evidenced by said note, the <br />payment of all other sums, with interest, advanced under the provisions hereafter to <br />protect the security and the performance of Borrower's covenants and agreements. <br />Borrower covenants that Borrower is lawfully seized of such real estate and has the <br />legal power and lawful authority to convey the same and warrants and will defend title to <br />the real estate against the lawful claims of all persons. <br />A. Borrower shall pay when due, the principal and interest as provided in said <br />note. <br />B. All payments received by Lender shall be first applied to advances, which <br />may have been made by Lender and then to interest due and last to <br />principal due. <br />C. Borrower shall pay all general real estate taxes and special assessments <br />against the property before the same become delinquent. <br />D. Trustor shall keep the Property in good condition and repair and shall not <br />commit waste or permit impairment or deterioration of the Property and <br />shall comply with the provisions of any lease if this Deed of Trust is on a <br />leasehold. No improvement now or hereafter erected upon the Property <br />shall be altered, removed or demolished without the prior written consent of <br />Beneficiary. Trustor shall comply with all laws, ordinances, regulations, <br />covenant, condition or restriction.
