<br /> TRUSTEE'S DEED
<br /> This instrument, made this 1st day of February, 2012, between Eric H. Lindquist, a
<br /> member of the Nebraska State Bar Association, Successor Trustee, hereinafter called
<br /> "Grantor", pursuant to a power of sale contained in that certain Deed of Trust recorded on
<br /> August 15, 2005 as Instrument No. 0200507940 in the office of the Register of Deeds of Hall
<br /> County, Nebraska, and the Secretary of the Department of Housing and Urban
<br /> Development,hereinafter called"Grantee".
<br /> WHEREAS, on October 12, 2011, Grantor, executed a Notice of Default pursuant to
<br /> which notice was given to Troy L. Lehn and Cathy J. Lehn, husband and wife, Trustors,
<br /> under that certain Deed of Trust recorded on August 15, 2005 as Instrument No. 0200507940
<br /> in the office of the Register of Deeds of Hall County, Nebraska, covering that certain
<br /> premises described as:
<br /> Lot Twenty-Seven(27), Block One(1),Knickrehm Addition to the City of
<br /> Grand Island, Hall County,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred, and
<br /> setting forth the nature of such breach and of his election to sell or cause to be sold such
<br /> property to satisfy the obligation. Said Notice of Default was filed for record in the Office of
<br /> the Register of Deeds of Hall County, Nebraska, on October 13, 2011, as Instrument No.
<br /> 201107615.
<br /> A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br /> Subsequent thereto, beginning on November 30,2011, Grantor caused to be published
<br /> in the Grand Island Independent, a newspaper having a general circulation in Hall County,
<br /> Nebraska, a Notice of Trustee's Sale setting forth a description of the property to be sold and
<br /> stating that the described property would be sold at public auction to the highest bidder for
<br /> cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br /> 1st & Locust Street, Grand Island, Hall County, Nebraska at 2:00 p.m. on January 17, 2012.
<br /> Publication of such notice was made for five consecutive weeks on November 30, 2011,
<br /> December 7, 2011, December 14, 2011, December 21, 2011 and December 28, 2011, the last
<br /> publication being at least ten (10) days but not more than thirty (30) days prior to the date of
<br /> sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties
<br /> entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat.
<br /> §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did
<br /> at the time and place mentioned in said Notice of Trustee's Sale, postpone such sale pursuant
<br /> to Neb. Rev. Stat. §76-1009. Thereafter, at 2:00 p.m. on January 31, 2012, John McDermott,
<br /> attorney for Grantor, did offer said property for sale at public auction, and did sell the same to
