The value of all of the real property in the estate of JAMES CHRISTENSEN, Deceased, wherever <br />located, less liens and encumbrances, which is subject to probate proceedings, does not exceed <br />$30,000.00. Said real property is legally described as: Lot Two (2), Block Twenty-two (22), Russell <br />Wheeler's Addition to the City of Grand Island, Hall County, Nebraska. <br />2. Thirty days have elapsed since the death of the Decedent. A certified or authenticated copy of the <br />decedent's death certificate is attached to this Affidavit. <br />3. No application or petition for the appointment of a Personal Representative is pending or has been <br />granted in any jurisdiction. <br />Pursuant to Neb. Rev. Stat. § 30-24,129, Affiants are entitled to the real property by reason of devise <br />under the Last Will and Testament of James Christensen. Affiants have made an investigation and <br />have been unable to determine any subsequent will. No other person has a right to the interest of the <br />decedent in the described property <br />5. Affiants devisees under the decedent's Last Will and Testament and the value of the entire estate of <br />the decedent is $4,670.47 (only probate assetS in said estate). <br />6. The information and statements in the Affidavit are true and material.
