<br />(13), Township Twelve (12) North, Range Twelve (12) West of the 61h P.M., Hall
<br />County, Nebraska, EXCEPTING a tract more particularly described in Warranty
<br />Deed recorded in Book 125, Page 585.
<br />Grantors covenant with Grantee that as to their respective parcels, the respective Grantors:
<br />(1) are lawfully seised of such real estate and that it is free from encumbrances except
<br />easements, restrictions of record, and public road right -of -way;
<br />(2) have legal power and lawful authority to convey the same;
<br />(3) warrant and will defend the title to the real estate against the lawful claims of all persons.
