Hulme, husband and wife, hereinafter <br />collectively referred to as "Seller", in consideration of the sum of One Dollar ($1.00) and <br />other good and valuable consideration, receipt of which is hereby acknowledged, convey <br />an undivided one -third (1/3) interest to Vernon Harders, a single person, an undivided one - <br />third (1/3) interest to Kenneth Harders and Deborah Harders, husband and wife, as joint <br />tenants with rights of survivorship, and not as tenants in common, and an undivided one - <br />third (1/3) interest to Daniel Harders and Laura Harders, husband and wife, as tenants in <br />common, and not as joint tenants with rights of survivorship, Grantees, the following <br />described real estate (as defined in Neb. Rev. Stat. Sec. 76 -201) in Hall County, <br />Nebraska: <br />The Southwest Quarter (SW1 /4) of Section Thirty Two (32), Township <br />Twelve (12) North, Range Twelve (12), West of the 6 P.M., Hall County, <br />Nebraska, EXCEPT a certain tract more particularly described in Warranty <br />Deed filed September 29, 1884 in Book 3, Page 258 and EXCEPT a tract of <br />land being part of the South Half of the Southwest Quarter (S1/2 SW1 /4) of <br />Section Thirty -two (32), Township Twelve (12) North, Range Twelve (12) <br />West of the Sixth Principal Meridian, Hall County, Nebraska, more <br />particularly described as follows: Beginning at the Southwest corner of the <br />Southwest Quarter of said Section 32 and assuming the West line of said <br />Southwest Quarter as bearing N 00 °43'04" W and all bearings contained <br />herein are relative thereto; thence N 00 °43'04" W on the aforesaid West line <br />a distance of 347.6 feet; thence N 89 °36'14" E a distance of 1931.21 feet; <br />thence N 44 °57'29" E a distance of 573.79 feet; thence S 00 °04'18" W a <br />distance of 734.34 feet to a point on the South line of said Southwest <br />Quarter; thence S 89 °11'55" W on the aforesaid South line a distance of <br />2331.55 feet to the place of beginning. <br />Grantors covenant with the Grantees that Grantors: <br />I. are lawfully seized of such real estate and that it is free from encumbrances <br />except easements, covenants, and restrictions of record; <br />2. have legal power and lawful authority to convey the same; <br />3. warrant and will defend the title to the real estate against the lawful claims of all <br />persons. <br />DATED: December A"7 2012. <br />Doyle L. <br />STATE OF NEBRASKA ) <br />COUNTY OF {ALL_ ) SS. <br />On this c7 day of December, 2012, personally came Doyle L.
