Swanson, P.C., L.L.O. 3906 Raynor Parkway, Suite 105 Bellevue, NE 68123 r CI ris fit 003— NTL —V4 1 N 0) Cl1 C.n NOTICE OF SUBSTITUTION OF TRUSTEE I , Ln 14022 Pursuant to the provisions of that certain Deed of Trust executed on August 25, 2004, by Keri Wlaschin and Shawn Wlaschin, Wife and Husband, as Trustor, to Ticor Title Insurance Company, as Trustee, for the benefit of Mortgage Electronic Registration Systems, Inc., solely as nominee for Franklin American Mortgage Company, as beneficiary, herein after defined, and Franklin American Mortgage Company's successors and assigns recorded on August 30, 2004, as Instrument No. 0200408592 in the Office of the Register of Deeds of Hall County, Nebraska to secure an obligation under a Promissory Note in the amount of $98,124.00; and as assigned to Wells Fargo Bank, National Association by assignment dated November 19, 2008 and recorded on October 16, 2009 at Instrument No. 200908294 in the office of the Register of Deeds of Hall County, Nebraska. The undersigned, as present holder of the Note, does hereby remove Ticor Title Insurance Company, as Trustee and does pursuant to the terms of the Deed of Trust, hereby remove any Substitute Trustee or Trustees who may have been previously appointed in place of the original Trustee, and does hereby appoint and substitute Steffi A. Swanson, 3906 Raynor Parkway, Suite 105, Bellevue, Nebraska 68123, to serve, effective immediately, as Substitute Trustee in the Deed of Trust, and to replace Ticor Title Insurance Company. Said Substitute Trustee is qualified to serve as Successor Trustee under the laws of this state as a member of the Nebraska State Bar Association. The undersigned hereby revokes all other substitutions of trustee which it may have executed, appointed or filed in the past, giving and granting to said Substitute Trustee all the powers, duties and authority of the discharged Trustee, and hereby ratifying all acts of said Substitute Trustee heretofore or hereafter performed. Said Substitute Trustee shall, in accordance with the provisions of the Deed of Trust, succeed to all the title, powers and duties conferred upon the Original Trustee by the terms of said Deed of Trust and by applicable law.
