201210951 <br /> sentences shall not apply to the presence, use, or storage on the Property of small quantities of fi�zardous <br /> Slxbstances that aze generally recognized to be appropriate to normal residential usCs and to mainteriance aF <br /> the Property(including, but not limited to, hazazdous substaaces in consumer products). <br /> Boxrower shall promptly give Lender written notice of(a) any invesrigation, claim, demand, lawsuit or other <br /> action by any governmental or regulator5�agency or pricate pazty in��olving the Property and any Hazardons <br /> Suvstance or Environmental Law of which Borrower has actual kuowledge, (b) any Envinmmantal <br /> Condition, ineluding but uot limited to, any spilling, lealdng, discharge, release or threat of release of any <br /> Hazardous Substance, and(c) any condition caused by the presence, use or release of a Hazardous Substance <br /> �uhieh adversely affects the value of the Pxoperty. If Sorrower learns, or is notified by any governmental or <br /> regulatory autliority, or any private party, that any removal.or oflier remediation of any Hazardous Substance <br /> affecting the Pxoperry is neceasary, Boriower shalt promptly take all necessary remedial actaons in <br /> accordance with Environmental Law. Nothing herein shall creahe any obligation oa Leiider for an <br /> Environmental Cleanup. <br /> Non-Uniform Covenants. Borrower and Lender covenant and agree as follows: <br /> 22. Acceleration; Remedies. Lender shall givc notice to Borrorver prior to acceleration following <br /> Sorrower's breach of any cocenant os agreement in 8ris Security Instrument(6ut not prior to <br /> xcceleration under Secfion 18 unless Applicable Law provides otherwise). The uotice Shall specify: (a) <br /> tlie default; (b) the action required to enre the defxult; (c) a date, not less than 30 days from the date <br /> fhe notice is given to Borrower, by wlueh the defaalt must¢e cured; and(d)that failw�e to care the <br /> default on or before the date specified in the notice may result in accelera&on of the sums secured by <br /> tlus Security Instrument and sale of the Property. If the default is not cnred on or <br /> before the date specified in the nokce, Lender at its oprion may require immediate payment in firll of <br /> all sums aCcured by this Security Eustrument withoat further demand and may invoke the power of sale <br /> and any other remedies permitted by Applicable La«�. Trustee may gostpone sale of all or any <br /> parcel of the Property b}�public announcement at the time and place of anp previously schedvled sale. <br /> Lender or its designee may pprchase tlic�roperty a� any sale. <br /> Upon reeeipt of payment o#the price bid, Trustee shall deli�eer to fhe purchaser Trustee's dced <br /> conveying the Property.
