<br />Alfred F. Turek and Mary Carol Turek, Cotrustees of the Alfred F. Turek and Mary
<br />Carol Turek Revocable Trust dated July 26, 2011, GRANTORS, in consideration of One Dollar
<br />($1.00) and other valuable consideration, received from GRANTEE, Gregory L. Turek, conveys
<br />to GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. § 76 -201):
<br />Lot One (1), Turek Acres Subdivision, Hall County, Nebraska;
<br />subject to easements, reservations, covenants and restrictions of record.
<br />GRANTORS specifically reserve unto themselves and their heirs, personal representatives,
<br />successors and assigns, a permanent non - exclusive ingress- egress right -of -way on, over and across
<br />all of Lot One (1), Turek Acres Subdivision, Hall County, Nebraska, for the purpose of providing
<br />reasonable access to the following described real estate (hereinafter referred to as Parcel A):
<br />The Northwest Quarter (NW %) of Section Nineteen (19), Township Eleven (11)
<br />North, Range Eleven (11) West of the 6 111 P.M., Hall County, Nebraska;
<br />excepting a certain tract more particularly described in Book 79, Page 576;
<br />excepting a certain tract more particularly described in Book 118, Page 581;
<br />excepting Lot One (1), Turek Subdivision, Hall County, Nebraska, and
<br />excepting Lot One (1) Turek Acres Subdivision, Hall County, Nebraska.
<br />The easement set forth herein is held by the GRANTORS, their heirs, personal representatives,
<br />successors and assigns, as appurtenant to Parcel A, and shall be considered and construed as a
<br />covenant running with Parcel A. Said easement shall be binding upon and shall inure and extend to
<br />the benefit of the GRANTORS and GRANTEE, their heirs, personal representatives, successors,
<br />assigns, lessees, licensees, agents, employees, guests, and visitors, and shall continue in full force and
<br />effect until abrogated or annulled by the then owner(s) of Parcel A.
<br />GRANTORS covenant with GRANTEE that GRANTORS:
<br />(1) are lawfully seised of such real estate and that it is free from encumbrances
<br />except easements and restrictions of record;
<br />(2) have legal power and lawful authority to convey the same; and
<br />(3) warrant and will defend title to the real estate against any acts of the
<br />GRANTORS.
