Lessee shall remain the owner of any such improv-, meats and equipment and shall <br /> have the right to remove sure upon termination of this Lease. provided tl>et Lessee is not in default thereof. <br /> <br /> 7 Casts of Installation acrd Maintenance <br /> <br /> Lssee shall pay all costs and expenses incurred in the installation and maimenance of the equipment <br /> installed by Lessee at the Site, including but not limited to monthly electrical usage charges incurred by the <br /> Lessee All equipment shall bear the identifying name of Lessee, call letters, name, address and Wephone <br /> number of the party servicing said equipment. and the transmit and receive frequencies of all systems. + <br /> 10 <br /> Il Installation Requirements <br /> Lessee shall make the installation of its tower, building, antennas, equipment and other improvements at <br /> the Site in accordance with the requirtmentts set forth in Lchibit B Mooched hereto. <br /> <br /> Lessee agrees to construct a farce around the tower to a sufficient height to prevent damage to said tower <br /> by unauthorized del. <br /> <br /> 9 Compliance with Laws <br /> <br /> Lessee shall comply with all laws, rules, regirlations and ordinances of local. state and federal authorities. <br /> mid their respm ve atgencies and departments in connection with he. installation, maintenance and <br /> operation ofthe vnprovements and equipment installed by Lessee at the Site. In the event that Lessee shall <br /> violate any ofthe provisions of said laws, Lessor may notify Lessee, and in the event such violation is not <br /> remedied within thirty (30) days from the receipt of said notice, all rights of Lessee hereunder shall <br /> terminate. and Lessee shall suspend operation and remove its improvements and equipment from the Site. <br /> <br /> 10 Lessee shall provide Commercial General Liability Insurance coverage in the amount of two <br /> million dollars (SZOOO.000.00) naming Lessor as u+-insured. All insurance coverage carried by <br /> Lessor. and any proceeds payable thereunder shall remain the property of the lessor. Lessee shall <br /> provide insurance coverage apirtst risks assumed by Lessee pursuant to this Lease. which <br /> coverage shall name the Lessor as an insured party. as its interests may appear. Lessee shall <br /> provide to Lessor a certificate of insurance evidencing such coverage. <br /> I I Taxes <br /> <br /> Lessee shall pay all taxes attributable to Lessee's installation at the Site pursuant to this Lease. Lessor shall <br /> pay all other taxes levied or assessed concerning operation of the Site. <br /> <br /> I Default <br /> <br /> In the event that either party breaches any provision of this Lerise. the non-breaching party shall provide <br /> written notice to the breaching party of such default lithe default is not remedied within thirty (30) days <br /> following receipt of such notice, the non-breaching party shall have the right to terminate this Lease. in <br />
