Smith and Christine A. Smith, Husband and Wife, as Trustor, in which <br />Archer Cooperative Credit Union, is named as Beneficiary, hereby gives notice that a breach of the <br />obligations dated July 12, 2008, for which the trust property was conveyed as security has occurred, the <br />nature of such breach is the Trustor's failure to make debt payments as they became due. <br />You are hereby notified that because of such default, the indebtedness secured by said Deed of Trust <br />is accelerated and as of November 29, 2012, is in the amount of $24,445.05, plus interest thereafter. <br />You are further notified that because of such default the Trustee has elected to sell or cause to be <br />sold the trust property to satisfy the obligations under said Deed of Trust; the trust property affected is as <br />follows: <br />A tract of land located in the Southwest Quarter of the Southeast Quarter (SW14SE1/4) of <br />Section Twelve (12), Township Ten (10) North, Range Ten (10) West of the 6 P.M., Hall <br />County, Nebraska, described as commencing at the Southeast corner of the Southwest <br />Quarter of the Southeast Quarter (SW1/4SE1/4) of Section Twelve (12) above described, <br />thence running in a Northerly direction along and upon the East line of the Southwest <br />Quarter of the Southeast Quarter (SW'/4SE' /4) a distance of 330 feet; thence at a right angle <br />West a distance of 132 feet; thence at a right angle South a distance of 330 feet to a point <br />on the South line of the Southwest Quarter of the Southeast Quarter (SW'/4SE1/4) thence at <br />a right angle on said line a distance of 132 feet to the place of beginning, containing one <br />acre more or less. <br />Archer Cooperative edit Union, Trustee <br />Step i n R.
