201210011 <br /> All insurance policies required by Lender and rene��als of such policies shall bc sub_ject to Lender's right to <br /> disapproce such policies, sliall includc a standard morigagc clause, and shall name Lender as mortgagcc <br /> and/or as azi additional loss payce. Lender sl�all t�ave the nght to hold the policics and renewal certificates. If <br /> Lender requires, Borrower sl�ll promptly give to Lender all receipts of paid premiums and renewal notices. <br /> If Borrower obtains any form of insurance coverage, not othenvise required by Lender, for damagc lo, or <br /> destruction of,the Properry, such policv sktall include a staiulard mortgage clause and shall name Le�uler as <br /> morigagee and/or as an additional loss pa;�ee. <br /> In the event of"loss, Borrower shall give prompt notice to the iiuurance carrier and Lcndcr. Lendcr mav <br /> makc proof of loss if no[made pmmpth by Borro�ver. Unless Lcndcr and Boirower otheraise agree in <br /> writing, any ic�surance procccds, w�hether or nol[he underlying insurance was rcquircd by Lender, shall be <br /> applied to restoration or repair of the Properiy, if the restoration or repair is economically feasihle and <br /> Lender's sccurit�•is not lesscned. During such repair and restor�tion period,Lender shall havc thc right to <br /> hold such insurance proceeds until Lender t�as had an opportunity to inspect such Property to ensure the <br /> work has been completed to Lender's satisfaction, provided that such inspection shall be underlaken <br /> proinpUy.Lender may disburse proceeds for the repairs and restontion in a single payment or in a series of <br /> progress payments as the work is completed. Unless an agreement is made in writing or Applicable Law <br /> requires interest to be paid on such insurance proceeds,Lendex shall not be required to pay Borrower any <br /> interest or camings on such proceeds. Fees for public adjusters, or other tturd parties, retained by Borrower <br /> shall not be paid oul of the insurance procceds and shall be the sole obligation of Borrowcr. If thc restoration <br /> or repair is not economically feasible or Lender's secunty K-ould be lessened,the insurance proceeds sl�all be <br /> applied to the sums sccured by this Securih� Instrumem,whether or not then due, with thc csccss, if airy, <br /> paid to Borrower. Such insurancc proceeds shall be applicd in the order provided for in Section 2. <br /> If Borrower abandons lhe Property,Lendcr may file, negotiate and settle any available insurance claim and <br /> related mattcrs. If Borrower docs not respond within 30 days lo a nodce from Lender tt�at the insurance <br /> carrier t�as offered to settle a claim,then Lender may negouate and setUe the claim. The 30{]ay period�vill <br /> begin when lhe notice is given. In either event, or if Lender acquires the Property under Section 22 or <br /> othcrwise,Borrower hercby assigns to Lendcr(a)Bonowers rights to any insurance proceeds in an amount <br /> not to esceed the amounts unpaid under the Note or this Secudty lnsuumcnt, and(b) am other of <br /> Borrower's rights (other than the right to anp refund of uneamed premiums paid by Borro�;�er)under all <br /> insurance policies covering the Property, insofar as such rights are applicablc to lhe coveragc of thc <br /> Properh-. Lender may use the insurance pmceeds either to repair or restore the Property or to pay amourns <br /> unpaid under thc Note or this Securilv inshument. whether or not then due. <br /> 6. OCcupancy.Borrower shall occupy, establish, and use the Properly as Borrower's principal residence <br /> within GO days afier[hc execution of this Sccurity Instmment and shall continue to occup}-the Property as <br /> Borrower's principal residence for al least one year after the date of occupancy, uniess Lender oQiery�-ise <br /> agrecs in writing,wldch consent stiall not be umnasonably withheld, or unless extennating circumstances <br /> exist��hich are beyond Borrower's controL <br /> 7.
