<br />GLADE, INC., a Nebraska corporation, GRANTOR, in consideration of Thirty-Nine
<br />Thousand Five Hundred and No/100 Dollars ($39,500.00), does grant, bargain, sell, convey, and
<br />confirm unto TAMMY PHAM, GRANTEE, the following-described real estate (as defined in
<br />Neb.Rev.Sta.t. 76-201) in Hall County, Nebraska:
<br />The Easterly Forty-Four (44) feet of Lot Two (2), Block Sixty-Four (64), in the
<br />Original Town, now City of Grand Island, Hall County, Nebraska, and is described as
<br />follows: Commencing at a point on the Northerly line of Block 64, Original Town,
<br />now city of Grand Island, Nebraska, which line is also the Southerly line of Third
<br />Street; 66 feet Westerly of the Northeasterly corner of said Block 64; thence
<br />Southerly along the Easterly line of Lot 2 in Block 64, a distance of 132 feet to the
<br />Southeasterly corner of said Lot 2 and the Northerly line of the public alley in Block
<br />64; thence Westerly perpendicular to the aforementioned Course and along the
<br />Southerly line of Lot 2 and the Northerly line of the public alley in Block 64, a
<br />distance of 44 feet; thence Northerly, perpendicular to the last mentioned course and
<br />para11e1 to the Westerly line of Lot 2, along and contiguous to lands now owned by
<br />Emil R. Guendel, a distance of 132 feet to a point on the Northerly line of Lot 2 and
<br />the Southerly line of Third Street; thence Easterly perpendicular to the last mentioned
<br />(132 feet) course and along the Northerly line of Lot 2 and the Southerly line of Third
<br />Street a distance of 44 feet to the point of beginning.
<br />GRANTOR covenants with the GRANTEE that GRANTOR:
<br />(1) is lawfully seised of such real esta.te and that it is free from
<br />encumbrances, except easements and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the
<br />lawful claims of all persons.
