201209483 <br /> sentences shall not apply to the presence, use, or storage on the Property of small quantit[es of Hazazdous <br /> Substances that aze generally[ecognized to be appropriate fo normal residenkal use�and t�maintenance of <br /> the Progeriy(ineluding, but not limited to, hazazdous su(�stances in coasumer products). <br /> ]3orrower shall promptly give Lender written notice of(a)any invesrigarion, claim demand, lawsuit or other <br /> acrion Uy any governmental or regulatory agency or private party involving the Property and any Hazardous <br /> Substance or Environmental Law of which Borrower has actual knowledge, (b) any Environmental <br /> Condifion, including but not limited to, any spilling, leaking, discharsre, release or threat of release of any <br /> Hazazdous Substance, and(c) any condifion caused by the presence, use�r release of a Hazardous Substance <br /> which adversely ai�ects the value of the Properiy. If Borr��crer leazns, or is notified by any governinental or <br /> regulatory authority, or any private pazty, fliat any temoval or othez remerliation of auy Hazazdous Substance <br /> affecting the Property is necessary, Borrower shall yroi�tly take all neczssary remedial actions in <br /> accordance with Environmentat Law. Nothing herein shall creatc any obligation on Lender for an <br /> Environmental Cleanup. <br /> Non-Uniform Covenants. Borrower and Lender covenant and aeree as follows: <br /> 22. Acceleration; Remedies. Lender shall gire notice to Rorrower prior to accelerarion following <br /> Borrower's breach of any covenant or agreement in this Security Instnunent(but not prior to <br /> accelerafion under Section 18 unless Applicable Law provides otherwise)_ The notice sliall specify: (a) <br /> the default; (b)the action required to cure the defanit; (c) a datc, not less than 30 days from the date <br /> the nofiee is given to Sorrower, by which the default must be cured; and (c� thxt failure fio cure the <br /> defaalt on or before the date specified in the notice may result in acceleratiou of the sums secured by <br /> this Security Instrument and sale of the Property.
