Fox and Cindy A. Fox S <br />("Landlord") and Midwest Restaurant Supply, LLC, a Nebraska limited liability <br />company ("Tenant"). <br />1. Premises. Landlord and Tenant have executed that certain Real <br />Estate Lease ("Lease") dated as of October 5, 2012, in which Landlord agreed to <br />lease to Tenant and Tenant agreed to lease from Landlord the premises legally <br />described as: <br />West 159 feet off North one-half of Lot 20, Bachman and <br />Lester Subdivision of the City of Grand Island, Hall <br />County, Nebraska <br />(the "Premises"). <br />2. Term. The term of the Lease commenced on or about October 2, <br />2012, and shall continue for an initial term of one (1) year after the <br />commencement date as described in the Lease. <br />3. Renewal Term. The Tenant has the right to extend the term for five <br />(5) additional terms of one (1) year each. <br />4. Right of First Refusal. Tenant has been granted a right of first refusal <br />to purchase the Premises. Such right of first refusal shall continue during the <br />Initial Term and any Renewal Term of the Lease. <br />5. Remaining Terms. The rest and remaining terms of the Lease are <br />hereby incorporated into this Memorandum by this reference as if they were set <br />forth in full. <br />
