Grantor covenanting that the premises are free and clear <br />from any encumbrance done or suffered by it; and that it will warrant and defend the title to the <br />premises unto the Grantee and unto its successors and assigns forever, against the lawful claims <br />and demands of all persons claiming under it. <br />GRANTEE shall be prohibited from conveying the Property to a bonafide purchaser for value for a <br />sales price of greater than $64,200.00 for a period of 3 month(s) from the date of this deed. Grantee shall <br />also be prohibited from encumbering the Property with a security interest in the principal amount of greater <br />than $64,200.00 for a period of 3 month(s) from the date of this deed. These restrictions shall run with the <br />land and are not personal to the Grantee.
