<br />FOR THE CONSIDERATION OF One Dol[ar and other vatuable consideration receipt of which is hereby acknowledged, the
<br />Secretary of Housing and Urban Devetopment, of Washington, D.C. (hereinafter referred to as "Grantor") does hereby grant, bargain,
<br />sell, convey, and warrant to Diana Licona-Bittner , of _ 925 S Eddy Street Grand Island Nebraska in Hall
<br />Coun (hereinafter referred to as "Grantee"), the following lands and property (as defined in Neb. Rev. Stat. 76-201), together with
<br />all improvements located on the property situated in Nall County, State of Nebraska:
<br />TH� NORTH THIRTY (30) FEET OF LOT ELEVEN (11) AND THE SOUTH FIFTEEN (15) FEET OF LOT TWELVE (12),
<br />BLOCKTWO (2), FIRSTARTISTIC HOME ADDITION TO THE CITY OF GRAND ISLAND, HALL COUNTY, NEBRASKA,
<br />SUBJECT TO covenants, conditions, easements, restrictions, patents, rights of way, encumbrances, liens, obligations, liabilities and
<br />reservations as may appear of record, if any. Together with all hereditaments and appurtenancesbelonging thereto. Grantor covenants
<br />and representsthat:
<br />(1) This deed conveysafter-acquired title, and
<br />(2) Grantor has not made, done, executed or suffered any act or thing whereby the above-described property or any part
<br />thereof, now or at any time hereafter, shall or may be imperiled, charged, or encumbered in any manner, and Grantor hereby binds
<br />itself to warrant and defend the tile against all acts of Grantor herein and no other, EXCEPT: the lien of taxes payable in 2012 and
<br />thereaRer, and the Iien of alI unpaid special assessmentsand interest thereon.
<br />THIS SPECIAL WARRANTYDEED IS NOT TO BE IN EFFECT UNTIL l �7 ���
<br />TO HAVE AND TO HOLD, the premises aforesaid with all and singuiar, the rights, privileges, appurtenances and immunities thereto
<br />belonging or i� aay wise appertaining vnto said Graniee and unto heirs and assigns forever; said Grantor covenanting that it is lawfully
<br />seized of an indefeasible estate in fee of the premises herein conveyed; and that it has good right to convey the same; WORDS and
<br />phrases herein, including aclmowledgement hereof, shall be construed as in the singular or plural number, and as masculine or
<br />femininegender, accordingto the context.
