<br />Procon Properties, LLC, a Nebraska limited liability company,
<br />GRANTOR, in consideration of One Dollar ($1.00) and other valuable
<br />consideration received from GRANTEE, Hehnson, LLC, a Nebraska
<br />limited liability company, conveys to GR.ANTEE the following
<br />described real estate (as defined in Neb. Rev. Stat. 76-201):
<br />Lots Thirty-seven (37), Thirty-eight (38), Thirty-nine (39),
<br />Forty (40), Forty-one (41), Forty-two (42) and Forty-three
<br />(43), Sunny Side Subdivision, in the City of Grand Island,
<br />Hall County, Nebraska, and that part of vacated Edward Street
<br />as shown in Ordinance No. 4804, filed December 19, 1969, in
<br />Book 19, Page 362 and that part of vacated alley as shown in
<br />Ordinance No. 4824, filed February 16, 1970, in Book 20, Page
<br />204; EXCEPTING a certain tract more particularly described in
<br />Quitclaim Deed recorded in Book 161, Page 30.
<br />GRANTOR covenants (jointly and severally, if more than one) with
<br />GRANTEE that GR.ANTOR:
<br />(1) is lawfully seised of such real estate and that it is
<br />free from encumbrances except for covenants, restrictions
<br />and easements of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend title to the real estate against
<br />the lawful claims of all persons.
