SONDERGAARD, DECEASED being first duly <br />sworn upon oath, depose and state that they know of their own personal knowledge: <br />That SONYA M. BECKER, PERSONAL REPRESENTATIVE OF THE ESTATE OF <br />MARY JEAN SONDERGAARD AKA MARY J. SONDERGAARD, DECEASED IS the <br />owner of record and present title holder in fee simple in the real estate legally described as: <br />A tract of land comprising a part of the West half of the Southwest Quarter (W1/2 SWl/4) of <br />Section Eleven (11), Township Eleven (11) North, Range Nine (9) West of the 6th P.M., in the <br />City of Grand Island, Hall County, Nebraska and more particularly described as follows: First to <br />ascertain the point of beginning, start at the northeast corner of said West Half of the Southwest <br />Quarter (W1/2 SW1/4); thence running westerly, along and upon the north line of said West Half <br />of the Southwest Quarter (W1/2 SW1/4) a distance of Five Hundred Nine and Seventy Two <br />Hundredth (509.72) feet; thence deflecting left 95°58'49" and running southerly, a distance of <br />Thirty Nine and Ninety Eight Hundredths (39.98) feet to the Actual point of beginning, said <br />point also being on the southerly right of way line of 7th Street; thence continuing southerly, <br />along and upon the previously described course, a distance of Two Hundred Ninety One and <br />Ninety Six Hundredths (291.96) feet to a point on the north line of Lot Two (2), Schmader <br />Second Subdivision, said point being Four Hundred Eighty and Forty Four Hundredths (480.44) <br />feet west of the northeast corner of said Lot Two (2), Schmader Second Subdivision; thence <br />deflecting right 96°04'03" and running westerly, along and upon the north line of said Lot Two <br />(2), Schmader Second Subdivision, a distance of One Hundred Nine and Sixty Six Hundredths <br />(109.66) feet to the southeast corner of Lot Two (2), Sanitarian Subdivision; thence deflecting <br />right 83°54'18" and running northerly, along and upon the east line of said Lot Two (2), <br />Sanitarian Subdivision, a distance of Two Hundred Ninety One and Sixty Three Hundredth <br />(291.63) feet to the northeast corner of said Lot Two (2), Sanitarian Subdivision, said point also <br />being on the southerly right of way line of 7th Street; thence deflecting right 95°54'S5" and <br />running easterly, along and upon the southerly right of way line of said 7th Street; a distance of <br />One Hundred Nine and Seventy Six Hundredth (109.76) feet to the Actual Point of beginning. <br />That they are in either actual or constructive possession of said real estate and the whole <br />thereof, and that the immediate and remote grantors have a continuous and unbroken record <br />chain of title to such real estate and the whole thereof, and that during that time title to said <br />premises has never been disputed. <br />That they made this affidavit pursuant to the provisions of the Nebraska "Marketable <br />Title Act", being Section 76-288 to Section 76-298 inclusive, of the revised Sta.tutes of <br />Nebraska, for 1943, reissue of 1986. <br />Further affiants saith not. <br />N <br />O <br />E-- � <br />i :9 <br />�� <br />--.7 <br />Cf� <br />� <br />� <br />I �"� , `".�� <br />May 4, 2012 <br />DATED: <br />
