<br /> This instrument,made this 29�`day of August, 2012,between Eric H. Lindquist,a member of
<br /> the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to a
<br /> power of sale contained in that certain Deed of Trust recorded on January 8, 2007 as Instrument No.
<br /> 0200700171 in the office of the Register of Deeds of Hall County, Nebraska, and Federal National
<br /> Mortgage Association,hereinafter called"Grantee".
<br /> WHEREAS, on June 6, 2012, Grantor, executed a Notice of Default pursuant to
<br /> which notice was given to Wendell W. Zwink, an utunarried man, Trustor, under that certain
<br /> Deed of Trust recorded on January 8, 2007 as Instrument No. 0200700 1 7 1 in the office of the
<br /> Register of Deeds of Hall County,Nebraska, covering that certain premises described as:
<br /> Lot Five (5), in Block Thirty (30), in Russel Wheeler's Addition to the City of
<br /> Grand Island,Hall County,Nebraska,
<br /> that a breach of an obligation for which the trust property was conveyed had occurred, and setting forth
<br /> the nature of such breach and �f his election to sell or cause to be sold such property to satisfy the
<br /> obligation. Said Notice of Default was filed for record in the Offce of the Register of Deeds of Hall
<br /> County,Nebraska,on June 7,2012,as Instrument No.201204535.
<br /> A copy of such Notice of Default was thereafter mailed to a11 parties entitled to notice
<br /> pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br /> Subsequent thereto, beguuiing on July 19, 2012, Grantor caused to be published in
<br /> The Grand Island Independent, a newspaper having a general circulation in Hall County,
<br /> Nebraska, a Notice of Trustee's Sale setting forth a description of the properiy to be sold and
<br /> stating that the described property would be sold at public auction to the highest bidder for
<br /> cash or certified or cashier's check, at the lower level lobby of the Hall County Courthouse,
<br /> 1 st 8z Locust Street, Grand Island, Ha11 County, Nebraska at 10:00 AM on August 28, 2012.
<br /> Publication of such notice was made for five consecutive weeks on July 19, 2012, July 26,
<br /> 2012, August 2, 2012, August 9, 2012 and August 16, 2012, the last publication being at least
<br /> ten(10)days but not more than thirty(30)days priar to the date of sale.
<br /> A copy of such notice of the time and place of sale was thereafter mailed to all parties entitled
<br /> to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
<br /> Pursuant to said Notice of Trustee's Sale, John McDermott, attorney for Grantor, did
<br /> at the time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at
<br /> public auction, and did sell the same to Nationstar Mortgage, LLC for the sum of$59,479.32,
<br /> it being the highest bidder therefar. Nationstar Mortgage, LLC has assigned all of its right,
<br /> title and interest in such bid to Grantee.
<br /> NOW, THEREFORE, in consideration of the premises and of the sum of$59,479.32
<br /> so bid and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its
<br /> successors and assigns forever, all the estate,right,title and interest of which the said Wendell
<br /> W. Zwink, an unmarried man, and his successors in interest, were seized or possessed at the
