If Bonower learns, or is notified by any gove�.vmenCal or <br /> regulatory anthority, or any private pariy, that anp removal or oUier remediation of any Hazazdous Substance <br /> affecung the Properhr is necessary, Bonower shall promptly t��ke all necessary remedial actions in <br /> accordancz n�th Environmental Law. Nothin�herein shall create any obligation on Lender for an <br /> Enviroameutal Cleanup. <br /> Non-Uniform Covenants. BoiTower and Lender covenant and agrez as follows: <br /> 22. Acceleration; Remedies. Lender shall give notice to Borrower prior to accelerafion following <br /> Sorrower's Dreach of any covenant or agreement in this Securify Instrument(k�ut not prior to <br /> acceleration under Section 18 unless Applicable Law provides otherwfse). The notice shall specify: (al <br /> the defanit; (1.�)the aetion reqiiired fo cure tlie default; (c) a date, not less than 3b days frOm the date <br /> the notiee is gven to Borrower, by which fhe defanit must be cured; and(d) that failure to eute the <br /> default on or before the date specified in the notice may result iu acceleration of the snms secured by <br /> tlus Security Insh�nment and sale of the Property. 'IYuetee, with4uk demand on Borrower, s}�all sell the Praperty at public <br /> auction to the lughest bidder at the lime xnd place and under the terms designated in the notice oF sale <br /> in one or more parcels and in any order Trustee determines. Trustee may postpone sale of all o�any <br /> pazcel of the Property by public announcemeut at the tinte and place of any previously schcduled sale. <br /> Lender or its designce may purchase tLe Property ai any sale. <br /> Upon receipt of�aaymenE of fhe price bid, Tnistee sl�ll deliver to the pnrchaser Trustee's deed <br /> conve}�ing the Property. The recitals in the Trustee's deed shall be primx facie evidence of the truth of <br /> the statements mxde therein.
