<br />Southeast Crossings, L.L.C., a Nebraska Limited Liability Company for and in
<br />consideration of One Hundred Forty Seven Thousand Dollars ($147,000.00), receipt of which is
<br />hereby acknowledged, does hereby convey to Francis Family, L.L.C., a Nebraska Limited Liability
<br />Company, Grantee, the following described real estate in Ha11 County, Nebraska:

<br />together with all tenements, hereditaments, and appurtenances to the same belonging, and a11 the
<br />estate, title, interest, claim or demand whatsoever of said Grantor, of, in or to the same, or any part
<br />thereof; subject to easements and restrictions of record.
<br />Grantor covenants with the Grantees that Grantor:
<br />(1) is lawfully seized of such real estate and that it is free from encumbrances subject to
<br />easements, reservations, covenants and restrictions of record;
<br />(2) has legal power and lawful authority to convey the same;
<br />(3) warrants and will defend the title to the real estate against the lawful claims of all
