DAMRATOWSKI and RANDAL F. DAMRATOWSKI, CO-TRUSTEES <br />OF TI-� HAROLD E. DAMRATOWSKI AND ELIZABETH L. DAMRATOWSKI <br />REVOCABLE LIVING TRUST AGREEMENT DATED JANUARY 20, 2006, AS AMENDED <br />MARCH 7, 2008, AND AS SUBSEQUENTLY AMENDED, GRANTORS, in consideration of <br />TWO HIJNDRED THIRTY-FIVE THOUSAND AND NO/100 DOLLARS ($235,000.00) <br />received from GRANTEES, MARTIN A. ZULKOSKI and BARBARA A. ZiTLKOSKI, <br />husband and wife, as joint tenants with rights of survivorship, convey to GRANTEES, the <br />following described real estate (as defined in Neb. Rev. Stat. § 76-201) situated in Hall County, <br />Nebraska: <br />A tract of land located in the East Half (E%Z) of Section Eight (8), Township Ten <br />(10) North, Range Ten (10) West ofthe Sixth Principal Meridian, Hall County, <br />Nebraska and more particularly described as follows: <br />Commencing at the East Quarter (E'/4) Comer of said Section 8, the actual point <br />of beginning, thence running South along the East line of said Section 8, a <br />distance of three hundred twenty-six and seventy-three hundredths (326.73) feet; <br />thence deflecting right ninety degrees and no minutes (90° 00') and running West- <br />erly, a distance of six hundred twenty-two and seventy-four hundredths (622.74) <br />feet; thence continuing West on the same previously described course, a distance <br />of thirty (30) feet, to the approximate center line of Channel of Wood River; <br />thence deflecting right and running downstream along the center line of said <br />Channel, to a point of intersection with the North Boundary Line of said tract, <br />which is perpendicular to and three hundred seventy-three and twenty-six <br />hundredths (373.26) feet Westerly from the East line of said Section 8; thence <br />deflecting right and running Easterly along said perpendicular line a distance of <br />forty (40) feet to point; thence continuing East on the same previously described <br />course a distance of three hundred thirty-three and twenty-six hundredths (333.26) <br />feet, to the actual point of beginning, <br />subject to easements and restrictions of record. <br />GRANTORS covenant with GRANTEES that GRANTORS: <br />(1) <br />�2) <br />are lawfully seized of such real estate and that it is free from encumbrances; <br />have legal power and lawful authority to convey the same; and <br />�� <br />O <br />k--� <br />1Y <br />O <br />rn <br />00 <br />OO <br />"J <br />�-�O <br />f� <br />(3) warrant and will defend title to the real estate against any acts of the <br />GRANTORS. <br />
